Bi-Folding Doors

Komar Stroy supplies and installs aluminium bi-folding door systems across New Jersey, New York City, Connecticut, with supply and delivery to Massachusetts. Bi-folds concertina back on a track so the panels stack to one or both sides, opening almost the entire structural aperture. Where a sliding door always leaves at least one panel across the opening, a bi-fold clears it.

When a Bi-Fold Is the Right Choice

Bi-folds suit projects where the wall between inside and outside should effectively disappear: rear extensions onto a garden, roof terraces, restaurant and bar frontages that open to the street in summer, and hospitality spaces that need to reconfigure.

The trade-off is the stack. Folded panels occupy depth at the jamb, so the reveal and any adjacent furniture or structure need to accommodate them. We confirm stack depth against the architectural detail before ordering.

Configurations

Systems run from two to seven leaves, folding all to one side or split between both jambs. A traffic door can be incorporated so one leaf operates as a conventional swing door for everyday access without folding the whole set back.

Tracks can be top-hung or bottom-rolling. Top-hung carries the panel weight in the head, which keeps the threshold cleaner and reduces debris problems in the track; it requires adequate structural support above the opening, which we coordinate with the structural engineer.

Thresholds and Weather Performance

Thresholds can be specified flush for a genuinely level transition between interior floor and terrace, or with a weathered upstand where exposure demands it. Flush thresholds look better and meet barrier-free requirements, but need proper drainage design beneath, which we detail rather than leave to the general contractor.

Panels are thermally broken and glazed double or triple with low-E coatings, warm-edge spacers, and argon fill. Because the glazed area is large and the panels are operable, gasket quality and hardware adjustment matter as much as the glass specification.

Bi-folds require an accurately level and plumb opening to run smoothly over their life, so we survey and correct before the frame is set, and we adjust the hardware at handover.
